For Saskatchewan rentals and condo corporations: one inbox for maintenance, rent that reconciles itself, and owner and board packages that assemble on their own. We connect the software you already run on and put AI to work across it.

Your systems

We work with the software you already run on

Rentals and condo corporations run on property software, a bank feed, an accounting package and a lot of email. We make them work together.

Property and condo software

  • Buildium
  • Rent Manager
  • Yardi Breeze
  • AppFolio
  • Condo Control
  • Condo Manager

Rent, leasing and screening

  • Rotessa
  • Interac e-Transfer
  • SingleKey
  • RentFaster.ca

Accounting

  • QuickBooks
  • Sage 50
  • Xero

If your software has an API or can export its data, we can usually connect it, even if we haven’t worked with it before. Some vendors limit integrations by plan (Buildium’s API comes with its Premium plan) or run paid interface programs (like Yardi), so we’ll pick the practical route with you.

What we’d do

What we’d do for a property management business

Every business is different, so we start by looking at how yours runs. These are the kinds of things we’d suggest.

More owners and tenants

  • When a move-out notice comes in, draft the listing, the photo checklist and a showing-booking page, then send showing reminders by text.
  • A "what should my rental earn?" page for owners, with follow-up that respects Canada’s anti-spam rules.
  • A condo-board proposal builder: a short intake turns into a board-ready management proposal.

Your team, organized

  • One maintenance inbox: texts, emails and portal requests sorted by AI into emergency or routine, and turned into work orders with the vendor assigned.
  • Winter after-hours triage: a no-heat call pages the on-call tech and escalates if nobody answers in 15 minutes.
  • A move-in and move-out inspection app: timestamped photos room by room, a PDF report and a draft deposit letter.

Everything connected

  • Pre-authorized debits and e-Transfers matched to tenant ledgers automatically, with a short list of the exceptions.
  • Condo software and accounting kept in step, so owner changes and arrears flow through on their own.
  • Ask your portfolio questions in plain English across your property software, books and maintenance history.

Less admin and bookkeeping

  • A rent-increase planner that works out each tenancy’s earliest date under Saskatchewan’s notice rules, drafts the notice and sets reminders. You approve every notice.
  • Monthly owner packages: statement, invoices and maintenance photos, assembled and emailed.
  • Estoppel certificates and AGM notices, proxies and packages drafted from your records, ready for sign-off.

Know your numbers

  • A portfolio scorecard: vacancy days, maintenance cost per door and arrears by building.
  • Reserve funds tracked against each condo corporation’s study, with studies due in the next year flagged.
  • Which units cost the most to keep up, and why.
Ask your business

Plain questions, answered from your own data

Once your systems are connected, you can ask about your business the way you’d ask a manager, and get an answer in seconds.

Which units had three or more maintenance calls since November, and what did they cost?
Seven units, $18,400 in all. Four have the same furnace model in Building B, and replacing them would cost less than another winter of calls. From your maintenance history and accounting
Which tenancies can we raise before June, and what would that add?
23 are eligible under the notice rules, adding $2,150 a month. Six need their notices served this week. From your property software
Is Condo Corp 12 on track with its reserve study, and who’s more than 60 days behind?
The reserve fund is $38,000 under the year-three target. Three units are more than 60 days behind, $4,900 in total. From your condo software and books

FAQ

Questions from property management businesses

Do you work with Buildium, Rent Manager, Yardi or Condo Control?

Yes, each a little differently: Buildium through its API on the Premium plan, Rent Manager through its Web API, and Condo Control through its built-in connectors. Yardi runs integrations through its own paid interface program, so with Yardi we usually work from scheduled report exports.

Can you handle Saskatchewan rules like rent-increase notices?

We automate the dates, drafts and reminders. You, or your lawyer, approve anything before it goes out.

What access do you need to our systems?

Read-only wherever we can. We only ask to change anything for automations you’ve approved.
